Cuthill House – Luxury Self-Catering Accommodation, Dornoch, Scotland

Please read these Terms and Conditions carefully before booking your stay at Cuthill House. By making a reservation, you agree to comply with and be bound by the following terms.

1. Booking and Payment

A booking is confirmed once we receive a payment deposit.
A deposit is required to secure your booking, with the balance due 8 weeks before arrival.
Bookings made within 8 weeks of the arrival date must be paid in full at the time of booking.
We reserve the right to cancel the booking if full payment is not received by the due date.

2. Security Deposit

A refundable security deposit of £500 is required to cover damage, loss, or excessive cleaning. This will be returned within 7 days of departure, subject to a satisfactory inspection.

3. Cancellations and Refunds

Cancellations must be made in writing or by email.
Should you cancel, the deposit, less any expenses incurred will only be refunded in the event of the week being re-let. In the event that the final payment has not been received by one month prior to the commencement of the tenancy, the tenant will be deemed to have cancelled his tenancy. It is sometimes only possible to re-let at a reduced charge and in this case the shortfall will be deducted from your payment. If the tenancy cannot be re-let, you will remain liable to pay the full amount of the agreed rental. We therefore recommend that you take out travel insurance to insure against cancellation.

4. Check-in / Check-out

Check-in is from 16.00hrs on the day of arrival.
Check-out is by 10.00hrs on the day of departure.
Early check-in or late check-out may be available by prior arrangement only.

5. Use of the Property

The property is let strictly for holiday purposes only and must not be used for parties, events, or commercial activities without prior consent.
The maximum number of guests permitted at Cuthill is 9, including children. Final numbers to be confirmed when payment of deposit is made.
The lead guest must be at least 25 years old and is responsible for the behaviour of all guests. Unfortunately we are unable to accommodate stag or hen parties at Cuthill.

6. Guest Responsibilities

Guests agree to:

Keep the property clean and in good condition.
Report any damage or breakages immediately.
Not smoke inside the house.
Not bring pets unless agreed in advance. Dogs must always be kept under control and kept on a lead around livestock. Dogs must not be allowed on furniture or upstairs. Any dog fouling / faeces in and around the house grounds must be cleared without delay and it is the dog owner’s responsibility, not that of the housekeeping team. Any additional cleaning required will be charged. There is a charge of £30 per dog / pet.

7. Liability

Cuthill House and its owners are not liable for any accidents, injuries, loss or damage to personal belongings during your stay, except where caused by our negligence.
You are responsible for the safety and supervision of all members of your party, particularly children.

8. Force Majeure

We cannot accept liability or pay compensation for events beyond our control, including but not limited to natural disasters, adverse weather, fire, flooding, power cuts, pandemics, or government travel restrictions.

9. Complaints

We aim to provide the highest standards of accommodation. If you experience any issues during your stay, please contact us as soon as possible so we can try to resolve them promptly.

10. Privacy

We are committed to protecting your privacy. Please refer to our Privacy Policy for information on how we handle your personal data.

11. Governing Law

These Terms and Conditions are governed by the laws of Scotland. Any disputes shall be subject to the exclusive jurisdiction of the Scottish courts.
